What the building asks for

Five boroughs, five different kinds of interior

Renovation in New York starts with the building type, and the census numbers show how different the boroughs are. In Manhattan, 57 percent of the 932,314 housing units sit in buildings of 50 or more units, so a typical project is an apartment inside a larger structure with its own rules. In Brooklyn, 170,830 homes are two-unit buildings and another 185,674 are three- and four-unit buildings, the brownstone and row-house stock. Queens counts 169,316 detached one-unit homes next to 212,783 units in large buildings. In the Bronx, 80 percent of households rent. Staten Island is the one borough where owners are the majority, at 68 percent.

How a project runs

From walkthrough to final coat

  1. Walk the space

We measure each room, look at walls, floors and plumbing runs, and note what the building requires.

  2. Write the scope

The scope lists finishes, fixtures and sequence room by room, with a price that matches it.

  3. Permits and approvals

Where the work needs a Department of Buildings filing or a building sign-off, that is sorted before demolition.

  4. Build and finish

Demolition, framing, drywall, tile, cabinets and paint run in order, with the space protected throughout.
